Recently I was asked to go and do a roof survey for a couple about to buy their first property. It was on a new build flat in a block, and the property was still under the NHBC guarantee.
Access onto the roof for the roof survey was easy as there were patio doors out onto the balcony. Once on the roof, I noticed the railings were loose and the roof around the railing was soft. Basically, all around the roof I found soft areas indicating water had penetrated. And was probably now rotting the roof from the inside out. Unfortunately for the potential new flat owners, when they got the report and realised that they were going to buy into a property that had severe problems with the roof, they changed their minds.
