If you are considering buying a house, one of the best things you could do is get a survey carried out on the condition of the roof. A thorough roof survey carried out by experienced, independent roofers has the potential to save you a great deal of money before you commit to the purchase.

Time and again we attend customers’ properties who have had standard surveys carried out. Repeatedly we hear things like, “a bloke in a suit with a clipboard turned up, and he didn’t actually get up onto the roof”. This means the survey would have been carried out from ground level and therefore a great deal of potential problems almost certainly would have been missed. Would that fill you with enough confidence to go ahead and make the purchase, or would you feel you still don’t really have a clue as to the condition of the roof, and most importantly, that you’ve wasted your money?

To carry out a proper survey the experienced roofer gets inside the structure to crawl around between the rafters, over the loft insulation and probe the eaves, to check it from all aspects. That’s not going to happen if the surveyor is wearing a suit!

Similarly with a flat roof survey, obviously there isn’t a loft space, but there are excellent tools with which to check moisture content, water penetration and temperatures in all of the built-up layers. To see the equipment we use in our surveys and what it does, click here.

When we carry out our surveys we record all of our findings and create a fully comprehensive report to help you make one of the most important decisions of your life – whether or not to buy this house!

We can also create a step-by-step video to show you around the roof and the problem areas, and explain exactly what needs to be done, in case you’ve decided to go ahead with the purchase. To see an example of one of our videos click here.

But further to this, not only does our report tell you what is great, and not so great, about the roof, it also provides detailed advice on how to move forward with any issues we have identified. If repairs are needed, or simply some maintenance or even complete replacement, we will include an estimate to give you an idea of the costs involved. This can be an exceptionally handy bargaining chip when making an offer on the property, and could save you a great deal of money.
