I went to do a roof inspection on this roof yesterday the roof had been replaced three months previously and continued to leak in the same place.
The roofers came back and remove the
insulation from over the roof so that I could do the inspection. In the video you can see that when I walk over the roof there are soft spots under the new roof membrane. Around the edges of the soft spots the joints of the decking below have forced the roof covering to crack and this is where the water is penetrating from. I'm going to write a roof report about this and basically tell the customer that the condition of the decking below the roof is now so bad that the entire roof will need to be stripped and re-roof again. I will be recommending that a more flexible roof system is used over the top of new decking so that this problem doesn't happen again.
