Insurance Renewal Roof Survey Definition

An insurance renewal roof survey is an inspection required by insurers to assess the condition of a roof before renewing a building's insurance policy. This helps ensure the roof is structurally sound and in good condition, reducing the likelihood of future claims from a leaking roof.

Steven Dickinson, founder of London Roof Surveys, coined this term after frequently receiving calls from customers asking, “Do you carry out insurance renewal roof surveys?” Insurers are increasingly placing the responsibility on homeowners to demonstrate that their roofs are properly maintained, making these surveys more common.

At London Roof Surveys, we specialise in providing thorough roof condition reports that meet insurance renewal requirements, helping homeowners maintain their roofs and avoid expensive repairs in the future.

What to Expect During an Insurance Renewal Roof Survey.

When we conduct an insurance renewal roof survey, the process begins with scheduling a convenient date to visit the property. We gain access to the roof via a ladder or, where necessary, through the property. In cases where access is more difficult, we may use a drone to survey the roof and its surroundings. During the survey, we take photographs and videos to document the roof's condition.

Once the roof inspection is complete, we return to the office to prepare a detailed report. This report lists any defects we find and provides a solid assessment of the roof's overall condition, including an approximate estimation of the remaining lifespan of the roof and its flashings.

It’s important to note that our surveys focus specifically on the roof. Although we may observe issues with parapet walls, coping stones, or pointing, these areas are not included in the roof survey unless explicitly requested by the client. If needed, we can provide separate advice on these areas to help with the overall upkeep of your property.

The roof survey report is concise and straightforward, providing the necessary information required by your insurance provider. If defects are found, we offer advice on what needs to be repaired, and once those repairs are carried out, we can give an updated estimation of the roof’s lifespan. This ensures the report meets the insurer’s requirements.
